Why You'll Like It

This surprisingly spacious four bedroom family house has been significantly updated by the current owners including the installation of an updated kitchen and a refitted bathroom. Throughout the property there is a high standard of presentation with some lovely touches including bespoke panelling to some of the rooms. The property also comes with an impressive solar panel and battery storage system which is detailed below in the listing. The location in the heart of Stithians village is very convenient and the property is situated a relatively level walk from the centre where you will find a convenience shop, doctors, pub, primary school and church along with fantastic sports fields for the local clubs. Stithians has a thriving community and there are a great range of activities on offer locally including sailing and windsurfing at the nearby reservoir. The property is set back from the road with ample driveway parking for up to three vehicles and there’s an integral garage with electric roller shutter door. The front door opens to a light and bright entrance hallway with attractive painted panelling and the living room is generously proportioned and has a feature wall with acoustic style panelling. Towards the rear of the ground floor the kitchen has been comprehensively refitted with a range of pale sage colour shaker style kitchen units with integrated appliances and laminated work surfaces. There is a fantastic full height pull-out larder/ pantry cupboard adjacent to an eye level double multifunction oven. The hob is a multi zone induction hob with chimney style extractor over and there is also a wine cooler, integrated washing machine and integrated dishwasher along with a ceramic sink. The dining room area is semi open plan with the kitchen and has plenty of space for an American style fridge freezer. There is attractive panelling and sliding patio doors to the rear garden. Heading upstairs the landing connects four generous bedrooms and the refitted family bathroom where there is a rain style shower over the white bath with waterfall taps. Outside the property to the rear, the garden is landscaped for ease of maintenance with areas of patio, deck, raised planting and a relatively recently installed summer house. There is a gate to a rear access pathway also.

Where It Is

Stithians is a village which has a thriving hub with amenities including a shop, post office, primary school, pub, church and cricket club. The reservoir and nature reserve nearby offers plenty of fun watersports including sailing, windsurfing, kayaking and fishing and also has a lovely cafe. Walks are plentiful with footpaths and bridleways galore to explore and enjoy and the lanes are also good for cycling. The town of Falmouth and small cathedral city of Truro are a short drive away and Helston and Redruth are also easily accessed from this very central location.

Services And Tenure

The property is freehold and has mains water, mains drainage and mains electricity along with solar panels and batteries (see separate notes on the solar system). Oil fired central heating Council tax band C

Notes On Solar Panels And Battery

The property has a 10 panel 3.9KW array of owned PV solar panels with two inverters and 14.5KW of storage batteries along with an EV charger. We understand that the owners have been able to generate power and store it in the batteries and their electric vehicle (not included). Excess power is exported to the grid and there is a lucrative feed in tariff for this. In addition, the system is set up to import cheap low rate energy at night in the less sunny months which can be used to charge the batteries over night and then the stored energy can be deployed to run the property during the day.
